The Lodges at New House Farm - opening in Spring 2017. It is a luxury new rural holiday destination set in the heart of the High Weald in East Sussex.

The Lodges at New House Farm are a new luxury holiday destination, hidden away in the heart of the High Weald – a designated Area of Outstanding Natural Beauty (AONB). We are down a private lane on the peak of the south facing valley ridge between Etchingham and Ticehurst, in East Sussex. They are based around 3 country lodges, each housing 2 individual suites (which all can be joined into 1 huge double suite) all with incredible, far reaching views of the Rother Valley. The Lodges are all set around a beautiful, historic and extremely spacious, long, communal barn which also includes further facilities such as an extremely spacious kitchen to cater for large groups, wooden flooring, antique wood paneling and an antique spiral staircase.
This is all set amongst untouched, rolling landscapes of fields and woodland, beautifully kept gardens, with many local public walks leading from the property, all set on 12 acres of private fields and forests leading down the valley all the way down to the bank of the River Rother - all exclusively for the use of our guests. We are located on the East Sussex / Kent border, 20 minutes south east of Tunbridge Wells - an easy 90 minute drive from central London, 30 minutes from the M25 by car, or barely over an hour direct from Charing Cross, London Bridge and East Waterloo to Etchingham Station, just 3 minutes drive away from New House Farm. The 6 suites each sleep 2-4 people, with king size beds, high end personal catering facilities, wood burning stoves, cast iron Victorian roll top baths, wet rooms as well as TV and entertainment facilities. All of the suites sleep 2-4 guests but are comfortably able to accommodate more. Also, they all feature far reaching views of the High Weald’s beautiful valleys, fields and forests.

A little more detail

All the suites have exceptional, far reaching views of the untouched, rolling English countryside valleys of the High Weald, surrounding the East Sussex / Kent border.
Set in 12 acres of private fields, the accommodation is arranged around sculpted, Italian style walled gardens, central to this hilltop farm. Located down a private lane, far from any roads, the land then leads off to the more natural valley of the River Rother, and the fields below.
4 of the 6 suites have connecting doors to adjoining suites, which can be kept locked, or can be opened to create accommodation for groups of 4-8, with the capacity to comfortably sleep more, upon request.

Central to the country suites of New House Farm is the huge yet welcoming original 300 year old barn, 50 metres long, with a wide inglenook fireplace, classic beamed ceiling, wood and stone flooring, original sandstone masonry walls, and mahogany wood paneling. The barn, is perfect for long table feasting and family celebrations, with the additional capacity to be able to accommodate large and extended families and wide groups of friends.
By the fireplace are floor to ceiling windows with views over the gardens, and the valleys beyond. An antique spiral staircase leads you up to the mezzanine room, with further accommodation, and entertainment area. The barn, which is open to all guests when available, is also for private hire, upon request, for those staying with us at New House Farm.
The barn has an open kitchen set up to high professional standards, which makes it the perfect setting for group gatherings where a chef can be arranged to cater for you, or where groups can enjoy cooking and eating together. The barn is accessed via a large boot room – perfect to “de-compress” after time out in the countryside, and enter it’s more civilised environment clean and refreshed, without having to go to the private rooms first. The barn and boot room also have toilets and a shower (including a disabled toilet).

In addition to the premium accommodation and barn, amongst the grounds of New House Farm you will discover an enormous cast iron fire pit, many secluded, quiet and remote locations around which to gather, or simply to be alone. There will also be BBQs available on request, terraces, private gardens and centuries old oak trees to shelter beneath.




While you’re with us

The accommodation, their views, the communal facilities and beautiful gardens make New House Farm very much a destination in it’s own right. Even a cold winter’s night, curled up in front of a wood burning stove staring deep over the valley from your own sofa or bed make for a memorable experience. Relaxing with friends in front of the fire in the barn is one of the greatest places to spend time together. However, the local area also has so much to offer whilst you are staying with us.
